How to Interpret this Report
Purpose
The Leadership in Energy and Environmental Design (LEED) Rating System was designed by the US Green
Building Council to encourage and facilitate the development of more sustainable buildings.
Environmental
Categories
The report is organized into five environmental categories as defined by LEED including:
(lblCategoryName) Sustainable Sites
(lblCategoryName) Water Efficiency
(lblCategoryName) Energy & Atmosphere
(lblCategoryName) Materials & Resources
(lblCategoryName) Indoor Environmental Quality
(lblCategoryName) Innovation & Design Process
LEED
Prerequisites
Prerequisites must be achieved. Non-compliant prerequisites must be resolved before a certification can be
awarded.
LEED Credits
The environmental categories are subdivided into the established LEED credits, which are based on desired
performance goals within each category. An assessment of whether the credit is earned or denied is made
and a narrative describes the basis for the assessment.
Achieved
The applicant has provided the mandatory documentation which supports the achievements of the credit
requirements, achieving the associated points. Currently the project has scored the adjacent points in this
category.
(lblPointsAchieved) 21
Denied
The applicant has applied for a point in a particular credit, but has misinterpreted the credit intent or cannot
substantiate meeting the requirements. Currently the project has the adjacent points in this category.

(ReviewComment) The signed LEED Letter Template declares that the site does not meet any of the prohibited criteria, except for special circumstances for encroaching on a wetland buffer.
Per the narrative and plans submitted grading was performed within 100' of a wetland. The grading facilitated stormwater flow into the wetland which is consistent with the intent of
this credit.

cf) will not exceed the pre-development rate (1.92 cfs) and quantity (7623 cf) of stormwater. Additionally documentation demonstrates that this will be achieved through infiltration.
A stormwater report was submitted by the project team demonstrating a higher rate of infiltration than was used in the runoff calculations.

(RequirementName) Optimize Energy Performance
(RequirementNumber) Credit 1
(ReviewPhase) Design Application
(ReviewDate) 4/2/2007
(ReviewComment) The LEED Online Letter Template states compliance with Option 1, Performance Rating Method, showing an energy cost savings of 27.7% over the baseline model. Energy efficiency
measures include ground source heat pumps, additional insulation, more efficient fenestration, demand controlled ventilation, reduced interior and exterior lighting power density. A
copy of the local utility rates and a summary energy model output report were submitted by the project team.
Of the calculated energy cost savings, more than 20% comes from reductions in external lighting power. It is unclear from the documentation provided what specific measures result in
exterior lighting savings.
To comply with ASHRAE 90.1-2004, if the proposed building does not have an exterior lighting application (for instance a parking lot that is not lighted), the baseline building should
not have the exterior lighting application either. If the lighting application exists, however, then the proposed building can take credit for a more efficient system. Clarification
is necessary regarding the lit/unlit areas of the project.
TECHNICAL ADVICE:
Please submit documentation clarifying the areas where external lighting is being used, the proposed lighting design for those areas, and the baseline design assumptions with regard
to the lighting.
(ReviewPhase) Design Application
(ReviewDate) 7/16/2007
(ReviewComment) The team submitted a memo that states that if exterior lighting was not considered in the energy savings the project savings would be 24%.
The team did not submit documentation clarifying which areas of external lighting are being used, or verifying whether the lighting savings that are calculated are based upon areas lighted
in both the baseline and design cases. Therefore, the credit dependent on exterior lighting savings cannot be awarded.

the letter template stating that designated exterior smoking areas have been located 25 feet away from building entries, outdoor air intakes, and operable windows was not checked on
the Letter Template. It is not clear if smoking is prohibited on the project site or designated outdoor smoking areas have been provided.
TECHNICAL ADVICE: Please indicate whether smoking is prohibited on the project grounds. If not, please resubmit the signed LEED Letter Template indicating that designated smoking areas
have been located 25 feet from building entries, outdoor air intakes, and operable windows.

(ReviewComment) The signed LEED Letter Template declares that the requirements of the credit have been met. Drawings highlighting walk-off mats, partitions, and separate ventilation
have been provided. However, the Janitor room (room 103) has not been listed on the LEED Letter Template as meeting credit requirements. A mechanical schedule has been included showing
that all AHUs can accommodate MERV-13 (2" filter) media. The narrative states that MERV-13 filters will be installed at the completion of construction.
TECHNICAL ADVICE: Please resubmit the LEED Letter Template, and include the Janitor Room (room 103) on the template, demonstrating that it meets credit requirements.
(ReviewPhase) Design Application
(ReviewDate) 7/16/2007
(ReviewComment) The updated LEED Letter Template from the design team indicates that the Janitor's closet meets credit requirements for external venting and negative pressurization.
In the Letter template this room is labeled Room 123. However, no room labeled 123 could be located on the drawings; it appears that the team meant to indicate Room 103 on the Letter
Template, satisfying credit requirements.
