215 Lovefield Street is in the General Industrial district. Fitness clubs are allowed in that district with a special permit
and site plan approval by the Planning Board.
The Zoning Board might grant a special permit and a finding for a home occupation but there are restrictions and your
proposal may not meet the criteria for a home business (see attached). Keypad access may also be problematic.
You also need to consider building code requirements. It looks like you're proposing to change the attached residential
garage to commercial space. Since the existing building is a multi-family dwelling, it would become a mixed-use building
and code would require that you install a sprinkler system.
