SECTION I —HISTORY / SCOPE OF WORK
The existing structure was originally constructed circa 1900 as a downtown row. The
Classification of Work Activity in the Work Area is a Change of Use with a Level III
Reconfiguration of Space and Addition. The building was last used as mercantile, (M), (a.k.a.
Western Village Ski& Sports) and with areas for support and storage.The proposed
reconfigurations shall maintain the mixed use non separated building configuration but there will be
a change the use group on the 2"d, 3rd and 4'h floors to Residential, (R-2) apartments. An addition
shall be constructed on 2"d, 3`d and 4± floors at the rear on the building to bring the rear exterior wall
into alignment with the existing rear wall of the 1" floor. A new roof shall also be applied to the
existing potion of the building
The HVAC,plumbing and electrical systems shall be expanded and reconfigured. An
automatic fire sprinkler system, (installed in accordance with Section 903.3.1.1), shall be installed
throughout the building.
Basement Work Area:
An interior partition, door, existing toilet and oil tank shall also be removed.
1"Floor:
No changes on this floor.
2°d Floor:
Existing non-load bearing interior partitions and doors and fixtures shall be removed. The rear
exterior wall shall also be removed once the addition is constructed. New interior partitions
shall be constructed to create a two bedroom residential apartment encompassing 1,334 ftp of
the floor with a rear exterior balcony of approximately 238 ft2
3rd &4th Floors:
Existing non-load bearing interior partitions and doors shall be removed.The rear exterior walls
shall also be removed once the addition is constructed. New interior partitions shall be
constructed to create a two split level,two bedroom,residential apartments, (one in the front of
the building and one in the rear.) The rear apartment shall also have an exterior rear balcony. .

Existing means of egress shall be reconfigured and the existing interior stairway shall be
upgraded.

SECTION III—ADDITION
The construction of the addition shall comply with the 2009 IBC with Mass.Amendments as
adopted for new construction without requiring the existing building or structure to comply with
any requirements except as required by this the 2009 IEBC chapter 10.Where the addition impacts
the existing building that portion shall comply with 2009 IEBC chapter 10.

The 2nd,3'and 4th floors shall be built with a Type VB construction and shall be fire
separated from the basement and 1" floors of the building. The combined height and area of the
existing building section and the addition meet the requirements of the 2009 IBC with
Massachusetts Amendments.

IBC 504.2 Automatic sprinkler system increase: The maximum building height is
increased by 20 feet (6096 mm) and the maximum number of stories is increased by one,but
shall not exceed 60 feet(18 288 mm) or four stories,respectively.
IBC 506.3 Automatic sprinkler system increase: The building is equipped throughout
with an approved automatic sprinkler system in accordance with Section 903.3.1.1 therefore
the budding area limitation in Table 503 is permitted to be increased by an additional 200

1003 STRUCTURAL
1003.1 Compliance with the International Building Code:Additions to existing
buildings or structures are new construction and shall comply with the 2009 IBC with
Massachusetts Amendments.
1003.2 Additional gravity loads: Existing structural elements supporting any additional gravity
loads as a result of additions shall comply with the 2009 IBC with Massachusetts Amendments.
1003.3 Lateral-force-resisting system: Not applicable, (hereinafter"N/A"), the lateral-force
story shear in any story is not increased by more than 10 percent cumulative.
1003.3.1 Vertical addition.All lateral-force-resisting elements of the existing structure
affected by such addition shall comply with the 2009 IBC with Mass. Amendments for wind
provisions and seismic forces. The addition increases the building area less than 50%,
therefore the evaluation and analysis shall demonstrate compliance with reduced seismic
force levels as specified in section 101.5.4.2 of the 2009 IEBC with Massachusetts
Amendments.

SECTION IV—CHANGE OF USE
901 GENERAL: A Certificate of occupancy is required.
901.3.1 Partial change of occupancy classification.Where a portion of an existing building is
changed to a new occupancy classification, Section 912 shall apply.
912 CHANGE OF OCCUPANCY CLASSIFICATION
912.1.1 Compliance with Chapter 8.The portions of the existing building undergoing a change
in their occupancy classifications are separated from the remaining building with fire bathers
having fixe separation resistance rating of one hour, s as required by the 2009 IBC with
Massachusetts Amendments. The requirements of Chapter 8 shall be applicable for the new
occupancy classifications.

912.2 Fite protection systems: The building shall be equipped with an automatic sprinkler
system installed in accordance with Section 903.3.1.1 and an alarm system throughout the
structure. This system shall comply with the provisions of 2009 IBC, Chapter 9 with

strips applied to a noncombustible base and flreblocked as required by Section 803.11.1.

807.4.1 Evaluation and analysis.An engineering evaluation and analysis that establishes
the structural adequacy of the altered structure shall be prepared by a registered design
professional and submitted to the code official.
807.4.3 Limited structural alteration.Where not more than 30 percent of the total floor
and roof areas of the building are involved in structural alteration within a 12-month period,
the evaluation and analysis shall demonstrate that the altered building or structure complies
with the loads applicable at the time of the original construction or of the most recent
substantial structural alteration as defined by Section 807.4.2.Any existing structural element
whose seismic demand-capacity ratio with the alteration considered is more than 10 percent

greater than its demand-capacity ratio with the alteration ignored shall comply with the
reduced International Building Code level seismic forces as specified in Section 101.5.4.2.
For the purposes of calculating demand-capacity ratios,the demand shall consider applicable
load combinations with design lateral loads or forces in accordance with sections 1609 and
1613 of the International Building Code 2009 with Massachusetts Amendments (780 CMR
1609 and 1613).For purposes of this section, comparisons of demand-capacity ratios and
calculation of design lateral loads, forces, and capacities shall account for the cumulative
