THE REQUESTED FINDING IS FOR A 3500 SQUARE FOOT OFFICE BUILDING.
THIS PROPOSED USE WOULD NOT AFFECT THE CURRENT ZONING DISTRICT.
THE FACILITY WAS USED AS A NURSING HOME. AS SUCH, THERE WAS A
HEAVY VOLUME OF TRAFFIC-AMBULANCES, FOOD: MEDICAL: PAPER AND
LAUNDRY DELIVERIES, IN ADDITION TO FAMILY VISITORS AND DOCTORS.
THE BUILDING WAS STAFFED AROUND THE CLOCK, THUS THIS TRAFFIC
WAS ON-GOING. IF THE FINDING IS GRANTED THE USE WOULD BE ONLY
DURING REGULAR BUSINESS HOURS (8am-5pm) . CLEARLY, THIS IS LESS
OBTRUSIVE TO TGE NEIGHBORHOOD THAN THE PRIOR USE. THERE IS AMPLE
PARKING. THE FACILITY PARKING LOT HAS TWENTY SPACES.
IF THIS FINDING IS NOT GRANTED THERE WOULD BE SUBSTANTIAL HARDSHIP
TO THE PETITIONER. PRESENTLY THERE ARE NUMEROUS EMPTY NURSING HOME
BEDS AVAILABLE IN OTHER HAMPSHIRE COUNTY FACILITIES. WITH A NEW
FACILITY BEING BUILT IN HADLEY THERE IS NO NEED FOR ANOTHER NURSING
HOME AND POTENTIAL BUYERS ARE NOT INTERESTED IN USING THE BUILDING
FOR THAT PURPOSE.
