His worries whether the current wiring is proper in the dwelling is beyond my expertise and I will refer him to the electrical ctor. Here are the items that are not in compliance with the Housing Code (105CMR410): ▪ kitchen range hood-light and fan not working (all circuit breakers were on) ▪ rear egress door-lock set not secure (with door locked, moderate pressure will pop open the door; to need secure with the deadbolt but the provided lockset should also be functional -the door strike plate appears padding out from current position • front door storm door piston -mounting bracket at door jamb is folding and will fail, already makes piston work with difficulty (should be replaced) 'ones had heat questions but the thermostat temperature agreed with my calibrated digital thermometer and I will n in colder weather if it remains a concern. Jones said that when presenting maintenance concerns, he was told to call us. How can he send in maintenance ;erns without going through our office? The building was constructed in 2008, in accordance with the 6th edition of the Mass building code.The current code is the 8th edition.There have been many changes to the code in the interim. The term fire door or fire rated door refers to a door that will resist the spread of fire for a specified amount of time. A fire rated door assembly includes the door panel, the door jamb and a mechanism that automatically closes the door. AU doors of this type need automatic closers. Those doors were specified as fire doors in the original plan.The 6th edition code required rated doors in certain fire rated walls. It is not clear whether fire rated doors were required in those exterior walls, but they were specified on the original plans. I have inspected the building and confirmed the existing conditions. The 6th edition code does not unit require t fiae common in a dwelling or unity do need unit to be fire doos� The exterior ldoo s opening directly to the outside unit t into a common an individual id lobby)unit of the building from an individual un do not need to be fire doors. As such, automatic door closers are not required by the state building code. Since both exit doors open directly to the exterior of the building, they need not be fire doors. Based on code section 102.6.3, I authorize removal of the automatic closers. There may be other codes and regulations that pertain to this building.
