LIST OF OBLIGATIONS OF THE TENANT
re tenant hereby agrees with the Management that he will comply with the following ebli-
itions, covenants and conditions:
ADMINISTRATION
(a) The Tenant, members of his household, his guests and employees shall comply with all laws and
City Ordinances affecting the use or occupancy of the premises.
(b) Each Tenant and occupant shall observe any and all speed limit signs on streets within or ad-
jacent to the Project in the interest of the safety of all the occupants.
MAINTENANCE AND ALTERATIONS
(u) The Tenant will at all times keep the dwelling unit and fixtures therein in a clean and sanitary
condition.
(b) The Tenant will comply with reasonable directions of the Management concerning the main-
tenance of areas in the front and rear of the Tenant's dwelling unit. The Tenant is responsible
for the removal of snow and ice from the front and rear porches, steps and sidewalks directly in
front of the Tenant's Dwelling Unit, and the removal of snow and ice from general walks that
accumulates after Management has removed same after each storm,and the care of hedges and
bushes by the Tenant's unit. Other obligations for care around unit may be added after Man-
agement consults with Local Teenant Organization.
(c) The Tenant shall make no additions, alterations, renovations or repairs to the premises or the
equipment or install any additional equipment without the permission of management. Ten-
ants on elderly projects will use refrigerator and stove provided by Authority only. Tenants
on family projects will use stove provided by Authority only. The Tenant shall install no
new locks or make changes in existing locks.
(d) The Tenant will be held responsible for any loss or damage to his own and other dwellings re-
sulting from overflow of water closets, sinks, bathtubs, or basins in his dwelling if tenant is shown
to be at fault in compliance with Sec. 111 (f) of lease.
(e) The Tenant shall report to the Management Office at once any accident or injury to water pipes,
toilets, drains, or fixtures, electric wiring or fixtures, or other property of the Management and
all breakage, damage or loss of any kind.
USE OF PREMISES (INTERIOR)
(a) Tenant will consult with Management regarding types of fasteners to be used when laying car-
pets, rugs or linoleum and attaching pictures, mirrors, etc. to the floor or walls.
(b) Plumbing and gas and electrical equipment shall not be used for any purposes other than those
for which they were constructed.
(c) The use of any facility for heating other than that provided by Management is forbidden.
(d) Cats, dogs or other pets :excepting small animals in cages; are not allowed on the premises.
e) Guests or invitees shall not remain on the premises for more than ten (10) days within a calendar
year.
(f) The Tenant shall neither carry on any business whatsoever nor display signs of any type in or
about the premises.
(g) The Tenant shall take every precaution to prevent fires and shall store no quantity of inflammable
materials in the apartment, basement,cubicle, or passageways which would create a fire hazard;
nor shall the Tenant store in the basement cubicle any item of a perishable, damp, rotten, de-
caying, or contaminating nature.
(h) The Tenant shall keep stairway to basement and porch free of rubbish. Rubbish is to be stored
in containers provided by Management, upon request. If, upon inspection by the Management,
these areas are deemed to be untidy, unsanitary or unsafe because of accumulations of rubbish,
tenant will be given three (3) days to rectify the condition, if it is not done, Management will do
the work and charge the tenant for same at a Maintenance Aide's current hourly rate.
(i) The Tenant will comply with the directions of the Management when repainting their apart-
ments as to colors and materials used. Management and Tenant's Organization will work to-
gether to establish rules for painting and to select colors.
(j) No contact paper is to be applied to walls or cabinets.
(k) No Tenant shall play a radio, phonograph or other musical instrument or cause excessive noise
so as to be audible in any apartment except that in which he occupies between the hours of 10:30
P.M. and 7:00 A.M.
(I) The Tenant shall neither waste nor unreasonably use water, electricity, gas or heat.
4. USE OF PREMISES (EXTERIOR)
(a) Sidewalks, passages, stairhalls and basements, shall not be obstructed, nor be used for any pur-
pose other than ingress to or egress from dwellings.
(b) No articles of any description shall be hung from the exterior windows or doors or porches or
placed on the exterior window sills. No rubbish, refuse, waste or other material shall be thrown
from the porches, windows or doors of any building.
(c) No rubbish, refuse, waste or other material shall be discarded anywhere on the premises or streets.
(d) Clothes shall be dried only in such areas designated as drying areas. The use of clotheslines by
the Tenant shall be reasonable and consistent with the rights of other Tenants.
No Tenant or occupant shall shake, clean, or hang any bed clothes, rugs, dust cloths or any other
personal property in or from any windows, within any hall or on any roof within the Project.
The,Tenant will not store or keep any item=_ of household or personal property at any place in
the area of the Project except within his apartment or in other spaces as may be designated by
the Management. Items found in the area will be confiscated. Management will attempt to
notify tenant that they have the personal belongings of tenant in storage and will return them
to tenant if tenant claims them within three :3; days after being notified.
(g) Vehicles shall be parked only in such areas as are designated as parking areas. The Manage-
ment reserves the right to tow away, at the owner's expense, any vehicles not so parked.
(h) No unregistered vehicles will be allowed in the project area at any time.
Rathing pools of the size designated by Management are the only pals allowed on the Prajcot.
Tenants having pools will also be required to adhere to the rules for emptying and caring for
the grounds around pools. Pools exceeding the size designated by Management (18"high 6'dl:nne-
ter) will be consfiscated—also pools that are frill of water and left unattended. Tenant will be
notified that they have three (3) days to claim confiscated pool. Where tenant does not care
for area around pool tenant will be given three (3) days to remove pool or clean up area.
(1) tenants will not drive their cars on lawns or sidewalks to make repairs or wash same.
(k) No fences are to be installed around lawns without the consent of the Management.
5. TELEVISION ANTENNAE
(a) No aereal wires of any description including"rabbit ears"shall be installed on the buildings or
hung from windows except that the Tenant may install a television antenna or antennae at such
place and in accordance with such plans and specifications as are previously approved by the
Management.
(b) Management shall be notified upon installation of anetnnae so it may inspect same.
(c) The Tenant shall carefully remove the Antenna or antennae when the expiration or termination
of the lease occurs.
