To the Planning Board:
The Berkshire Design Group, representing Christensen-Howard, Inc., owners
of Maple Ridge Development, request the following waivers in preparing the
Definitive Subdivision Plans:
1. The Lot Layout Plan (sheet 1 of 8) be drawn at a scale of 1”=100'
instead of l'=40'.
2. Due to the rural character of Maple Ridge Subdivision and its..-
surroundings, sidewalks not be constructed.
3. A typical cross-section shooing R.O.w., pavement width and depth,
utility location be used instead of cross-sections at 50 foot
intervals.
4. The typical pavement section includes the following depths:
Base course 12"
Binder course 1.5"
Surface course 1.5"
5. The bituminous concrete curbing be sloped Cape Cod berm style instead
of vertical type curb.
6. The larger vegetation (trees greater than 4" caliper) be retained
within the R.O.W. of infield of the cul-de-sac.
7. The length of the cul-de-sac exceed the maximum 500 ft. length. Maple
Ridge Road length to center of cul-de-sac is 1502.29 ft.
Enclosed is a set of Maple Ridge Definitive Subdivision Plans dated
June 26, 1986, Form C and Form D.

The following are all the mortgages and other liens or encum-
brances on the whole or any part of the above described property:
The undersigned hereby covenants and agrees with the City of
Northampton upon approval of the Definitive Plan:
1. To construct the ways and install the municipal ser-
vices as finally approved by the Planning Board.
2. To design and construct the ways and design and in-
stall the municipal services in accordance with the
Rules and Regulations Governing the Subdivision of
Land, City of Northampton, Massachusetts, with the
rules and instruction of the City Board of Health,
appropriate department heads , and with the Definitive
Plan and its accompanying material as finally approved
by the Planning Board.
3. At the laying out and acceptance of said ways all
municipal services within the ways will become the
property of the City of Northampton at no cost to
said City, unless otherwise agreed upon.
This agreement shall be binding upon the heirs, executors, admin-
istrators, successors, and assigns of the undersigned.
