Responses to DPW comments_02.26.16 BDG Responses to February 9, 2016 DPW comments 02/26/16 COMMENT: RE: Comments and updates on the status of each of the conditions for the Stormwater Permit. A separate memo has been attached which provides an update on the status of each condition in the Stormwater Permit. RE: Construction Quantities and Probable Cost. An updated Opinion of Cast has been provided. RE: Cover Sheet revisions An updated cover sheet has been provided with the most recent plan set. RE: Sheet 1.1, comment #5 & #6 The notes have been updated and made consistent and/or removed from the plan. RE: Sheets 2.1 & 2.1, comment #1 Existing granite bounds located on the north side of Ford Crossing are identified on the plan which are tied to and employ NAVD 1988 and Mass State Plane Coordinates (NAD 88). These have been labeled as “Control Points” on the plans. RE: Sheets 3.1 - 3.4, Comment #1 – The detail has been corrected. Comment #2 - The rip rap pad located at the outlet location has been extended to be 15' in length terminating it at the average water elevation in the pond. Erosion control blankets are also required until all soils have been stabilized. A row of staked silt sock at the bottom of the rip rap pad will be shown on the CD’s. RE: Sheet 4.1, comment #10 The two curb cuts have been modified to meet the intent in our opinion. RE: Sheet 4.2 Comment #7 - The easement has been revised to be centered on the alignment. Comment #9 - Roadway runoff from the intersection down the private drive drive does not travel over paved surfaces for more than 120' before being directed overland. Runoff beyond this point would be contained by curbing on the east side of the cohousing parking lot(s) and directed to proposed catch basins. Comment #10 – Corrected. Comment #11 – Corrected. Comment #12 - Most of the structure inverts have been modified so that the invert out is less than 1' lower. The one exception is the pipe connection from CB#6 which, due to the short run and depth of the drain line, remains roughly 2' higher. RE: Sheet 4.3, comment #4 The service lines to the duplexes have been revised as requested. RE: Sheet 5.1 – 5.4 Comment #3 – Corrected. Comment #6 – Corrected. Comment #7 - Corrected. The lot plans have been updated. RE: Sheet 6.1 – 6.2 Comment #2 – Call out has been added as requested. Comment #4 – Corrected. Comment #5 – Corrected. RE: Sheet 7.1, comment #2, The proposed small street trees represent the full list of approved trees in the Northampton Subdivision Regulations. If additional tree species are requested, we do not object however they need to be approved by the Planning Board first. RE: Sheet 8.1 – 8.4 Comment #1 – The note has been clarified. Comment #11 – Detail has been clarified. Comment #12 - Detail has been modified as requested. Comment #13 - Detail has been modified as requested. RE: Sheet 8.5, comment #2, Comment #1 – The plan has been modified as requested. RE: Single-Family Site Plans, Comment #1 – Corrected. Comment #2 - They are not located on the plans and were only a placeholder for approval purposes. Comment #3 - Corrected. RE: Cohousing Site Plans, Comment #1 – a. Corrected, b. This was only shown as a placeholder in the event dewatering may be required. Comment #2 – a. Plans have been updated, b. Corrected. Comment #3 – Corrected.
