NOTICE OF PRELIMINARY SUBDIVISION APPROVAL

APPROVED with Conditions
The Planning Board by 6-0 vote on February 12, 2015 Olander (loop
north of Ford Crossing) Subdivision
Name or description: By Energy Positive Homes, LLC
c/o Transformations Inc.
Address: 323 West Main St, Ayer, MA 01432
The Planning Board approved the request for preliminary subdivision with the following conditions:
1. There shall be no building encroachment into detention pond lot. The lot lines may be redrawn so
long as the structures don’t encroach into the portion of the land surrounding the pond that is
necessary for maintenance access.
2. The chicken coop/woodshop should be moved to the north side of the site.
3. Dust control and maintenance plan shall be provided for construction phasing as part of the
definitive plan.
4. Substantial compliance with the previously approved main north-west, east-west bike path
connectors shall be shown.
5. The applicant shall address Department of Public Works comments.
6. Driveway intersections shall be offset from street intersections by 50’
7. House units and coop should be out of drainage area.
As agent to the Planning Board I, Carolyn Misch, attest that this is the decision made by the Planning
Board at its public hearing February 12, 2015.
