Section 16.7 Water Supply Protection District In reviewing the application for a Special
Permit with Site Plan Approval for a single-family home, the Planning Board found
said lot has:
A. The proposed use will- promote the purposes of the Water Supply
Protection District, because ground water will be recharged and the low
density of the project preserves open space.
B. The proposed use is appropriate to the natural topography, soils and other
characteristics of the site to be developed because one lot is proposed with
minimal site disturbance of the area;
C. The proposed use has suitable soil for on-lot sewerage and water systems
because the Board of Health has conducted a valid percolation test for the
construction of a septic system.
D. The project will not, during construction or thereafter, have an adverse
environmental impact on groundwater resources in the district because
there will be minimal site disturbance and the adjacent isolated wetland
will be protected and wooded open spaces will remain undisturbed as a
buffer to the wetlands.
E. The proposed use will not adversely affect the existing or potential quality
and quantity of water in the Water Supply Protection District because
clean stormwater runoff will be recharged on the site and enhance ground
water.

sewage collection and treatment systems,fire protection,streets and schools because there will be an on-site well and septic to service
the proposed single-family house.
E. The requested use meets the special regulations set forth in the Zoning Ordinance as listed in Sections 5.2,10, 14&16.(See
Attachment A).
F. The requested use bears a positive relationship to the public convenience or welfare because the project is in context with the
surrounding neighborhood and complies with zoning district; WSP overlay district and WP overlay district requirements.
The use will not unduly impair the integrity of character of the district or adjoining zones,nor be detrimental to the health,morals,or
general welfare and the use shall be in harmony with the general purpose and intent of the Ordinance.
G. The requested use will promote City planning to the extent possible and will not adversely effect those objectives,as defined in City
master or study plans adopted under M.G.L.Chapter 41,§81-C and D because the proposed project is very low density and will retain the
existing wooded open space.
In addition,in reviewing the Site Plan submitted with the application,the Planning Board found that the application complied with the
following technical performance standards:
1. Only one new curb cut is proposed.
2. Pedestrian,bicycle and vehicular traffic area separated on site to the extent possible.
The Planning Board voted 6:1 to Grant the waivers as requested in the application.

FINDINGS: the Board of Health.
2. Prior to the issuance of a building permit,the applicant must record,at the Registry of Deeds,an

3. If the driveway slope is greater than three percent the driveway must be paved within 100 feet of
North Farms Road.
4. All driveway drainage shall sheet flow off to the sides and not onto North Farms Road.
The Planning Board GRANTED the Special Permit with Site Plan Approval based on the following plans and information submitted with
the application with the revisions noted in the permit conditions attached:

FINDINGS:
A. The requested use, to construct a single-family home within the WP and WSP overlay district protects adjoining premises against
seriously detrimental uses because the additional single-family lot will not have an adverse impact on the surrounding residential
neighborhood. The adjacent isolated wetland areas will be protected and the existing wooded open spaces will remain undisturbed as a
buffer to the wetlands. In addition,the applicant has included provisions for surface water drainage,sound and sight buffers and
preservation of views,light and air,as depicted in plans and information submitted with the application.
B. The requested use will promote the convenience and safety of vehicular and pedestrian movement within the site and on adjacent
streets,minimize traffic impacts on the streets and roads in the area because no significant traffic will be generated with the additional
single-family house.
C. The requested use will promote a harmonious relationship of structures and open space to the natural landscape,existing buildings
and other community assets in the area because the low density will preserve the open space and retain the rural character of the
