ATTACHMENT TO SPECIAL PERMIT APPLICATION OF DONALD F. OUIMETTE
9 . The present structure is a storage shed and garage built
many years ago, used formerly by the Northampton School For
Girls, and used by the present owner since his purchase of the
property in 1974. It is one and one-half stories high and covers
approximately 1000 square feet of land (201x 501 ) on a lot con-
taining approximately 5,635 square feet, or less than 20% of the
total land area. Two-family dwellings are a permitted use in
this UR-C district, and there are many multi-family dwellings in
the neighborhood, but the lot fails to meet certain of the dimen-
sional and parking requirements of the present ordinance. Although
the lot has adequate frontage, its front and rear setbacks and
its total area fall short of the requirements established by
Article VI of the ordinance , and it does not meet the off-street
parking requirement of Article VII .
The petitioner believes that the alteration of the existing storage/
garage building into a two-family dwelling will not be substantially
more detrimental to the neighborhood than the existing use, and,
in fact, will be a benefit to both the neighborhood and the City.
A two-family dwelling will be more in keeping with the residential
character of the neighborhood than the existing structure, and it
will produce more tax revenues than is the case presently. Further,
the adjacent house and lot is owned by petitioner and his wife and
all necessary parking spaces will be made available on this lot.
