As you can see by the date of the drawings TNT Consulting designed the house in 2007. Unfortunately the owner is now getting around to applying for the permit. If we were designing it now TNT Consulting would be issuing a drawing sheet regarding these requirements. The shear wall line can be offset up to 4 feet in either direction of a wall. If we set the shear wall line back 1 foot from the master bedroom rear wall then we can include all walls over to the garage left wall. Shear wall design requires at least 4 feet of sheathed wall within 12.5 from each corner. We have this easily on the master bedroom side. As for the other end, next to the garage wall, since the garage wall ( left garage wall) is perpendicular to the shear wall line no shear wall will be required on this side. If you wish a stamp on the floor plan we can provide this to you which should cover the shear wall issue for the entire house. Also, Mr. Foley has requested us to revise the drawings to include two single garage doors. So we will be updating the drawing package to include this change. Let me know what you think. Perhaps stamped details? We're willing to issue a foundation permit if the owner is anxious to get started. There are a couple joists(117/8)spanning 22+feet in the southwest area;the 60 series joists are only good for 20'5"+/-. It looks like the 80 series joists would work.Could you send updated specs on those joists? Load calcs on the LVLs(lumberyard specs work) A set of floor plans (15i floor and basement)for the Fire Department showing smoke/co detector locations. It looks like you'll need to add a smoke to the basement(1 per each 1200 scl ft)and a heat detector in the garage.
