Dear Mr. Able,
I have reviewed the zoning permit application regarding the single family house at 205 Nonotuck
Street in Florence.
I have approved the application as presented. The plans show the removal of three portions of
the existing structure, replacing them with two additions that meet the setbacks required in the OI
district.
Because this is a non-conforming structure, there may be sections in the Zoning Ordinance
(specifically in 350-9.3) that might allow some flexibility in terms of setbacks.
If the contractor discovers during the construction process that the building is in worse condition
than anticipated, please contact me. Depending on the amount of additional work, the project may need
to go back to the Historical Commission.

This Zoning Permit Application is presented with respect to the premises at 205 Nonotuck
Street,Northampton. As you are probably aware, a previous Application was submitted with
respect to these premises.
The current structure is a single family dwelling which is located in an Office/Industrial
Zoning District. Information presented is that this building was constructed and used as a
single family dwelling since before 1900.
We are advised that the current structure is non-conforming as to its front set back, as shown
on the plan attached with the application. There may also be non-conformity with side set
backs. It is intended that the additions which are encroaching on the side set backs will be
removed. The new additions to the structure will comply with all dimensional zoning
requirements.
We are presenting this application for your review, and specifically in order to address our
understanding with respect to the following issues:
The current structure is deemed to be a preexisting nonconforming structure, which
may be changed, extended or altered as of right as the expansion/change will meet all
of the dimensional requirements of zoning.
The proposed removal of the additions to the original structure, and the addition to the
rear of the building, will require a building permit, but will not require a demolition
permit.
The current use of the premises as a single family dwelling is a preexisting
nonconforming use, not subject to the Zoning Ordinance in accordance with §§350-
