Building overview:
The existing structure at 15 Hawley St. unit #303 is a three story mixed use building with
Class B businesses on the first floor and two floors of R-2 above that. The unit we are
looking at is on the top Third floor with no other units above it. The building is of a Type
IIIB construction consisting of Masonry exterior bearing walls, metal stud interior walls.
The building is not sprinklered. The unit we are working for consists of 1 exterior load
bearing wall and 3 interior non load bearing walls that consist of 3 1/2" metal studs at
16" o.c. with 5/8" type X drywall on both sides between units and the main corridor.
Code Interpretation:
It is our interpretation that per Table 601 of the IBC 2009 a Type IIIB building requires
the exterior bearing wall to have a 2 hour rating and the non load bearing walls to have
no rating. It also requires no rating for the unit's roof construction. Given that this unit is
an R-2 use group section 420 requires separation walls to be constructed as fire
partitions per section 709.3 and a rating of not less than 1 hour.
Compliance of code:
We believe we meet the 1 hour rating on the wall assembly per USG A-2 specifications
attached based on the existing wall construction of metal studs and 5/8" drywall on both
sides with the exception of the fact that the previous installer of the walls ran them up to
the underside of the existing roof framing not the roof decking. While our contract
excluded work to the walls we feel it is important to address this issue. We think it would
be a good compliance alternative to address this issue by installing Jaco fire stop to all
existing seams & penetrations through the existing fire partitions.
While the use group and type of construction do not prescriptively call for fire separation
on the ceiling we are proposing installing a layer of 5/8" type x drywall on a suspend
metal track DWC-20 which will be taped with 3 coats to the existing fire partitions to add
and additional level of protection that supersedes the existing drop ceiling. In addition
we will be supplying Tenmat FF109X recessed can covers for all of the lights in the unit
to have a 2 hour rating.
