This is a complicated situation. You can make the garage into a studio, office or workshop, but it can't be attached to
the house and it can't be used as a dwelling unit or sleeping space. The garage was build in 1988 and the plans showed
it being 6'from the house. Even then, it needed to be more than S from the house to be considered an accessory
building so it could be built less than 15'from the side lot line.
I'm OK with a roof o\,er a deck between the garage and house, but it can't be enclosed by walls. You'll also need to
record a covenant at the registry of deeds stating that the building will not be used as a dwelling unit or sleeping space.
I've attached an example of the language we'll accept.
