reduced in width to comply with the regulations in order to improve safe traffic flow and minimize pedestrian conflicts.
(3) The requested use will promote a harmonious relationship of structures and open spaces to the natural landscape,existing buildings
and other community assets in the area;The two-story building will be at the sidewalk with parking to the side and rear to improve
pedestrian vitality at the street.
(4) The requested use will not overload,and will mitigate adverse impacts on,the City's resources including the effect on the City`s water
supply and distribution system,sanitary and storm sewage collection and treatment systems,fire protection,streets and schools;
stormwater designs comply with city standards and
(5) The requested use meets any special regulations set forth in this chapter,including that for two curb cuts which will ensure safe traffic
movements to and from the site. Reduction in parking allows for a mix of uses on the site which is accessible by bicycle and by foot
from the nearby rail-trail and surrounding residential neighborhoods.and
(6) The requested use bears a positive relationship to the public convenience or welfare. The use will not unduly impair the integrity of
character of the district or adjoining zones,nor be detrimental to the health,morals,or general welfare. The use shall be in harmony with
the general purpose and intent of the ordinance;and
(7)If applicable,the requested use will promote City planning objectives to the extent possible and will not adversely affect those
objectives,as defined in City master or study plans adopted under MGL c.41,§81C&81D. The redevelopment of the site results in
ensuring that the building layout complies with the GB zoning which does not allow parking in front of buildings. The signature corner
will be brought into compliance with those zoning regulations and the vision for downtown Florence to ensure pedestrian vitality and
access. Though two story buildings are not required,the additional square footage in the second floor provides additional economic
development opportunities for Florence Center while creating a massing that mirrors the buildings on two other corners of the
intersection.

The Planning Board granted the Site Plan for the 6,000+-square foot building and site improvements along with special permit for two
curb cuts and take out restaurant based upon the information submitted with the application and the following plans:

The Planning Board granted the approval upon determining that the criteria in section 10.2CA and 11 had been met.
