I've reviewed your proposal to convert the single family house at 51 Phillips Place to a two family dwelling. I will
need more information about existing and proposed side and rear setbacks, and we will require a surveyed site
plan with the building permit application, but the project will be allowed if it meets the setback requirements.
have approved the permit subject to those conditions.
The required side and rear setbacks in the URC district are 10 and 20 ft. respectively. I've compared our GIS
maps to the plot plans you submitted and the existing rear setback on our maps seems less than the setback on
the plot plan. As long as the rear setback is at least 20' it will comply. We will require a surveyed plot plan. Also,
the side setback of the existing house looks to be -6 1/2' and there is a new set of stairs shown on the plans on
the east side. Those stairs would need at least a 5'setback.
