payable, all of which the Grantee, by acceptance hereof, agrees to comply with,
perform, assume and pay; and

Unit 27B in the Condominium is intended for non-residential purposes and is subject to restrictions
set forth in the Master Deed of 27 West Farms Road Condominium,recorded with said Hampshire
Registry of Deeds as set forth above.
The undivided percentage interest of the unit in the common areas and facilities conveyed hereby,
including as appurtenant hereto an easement to the parking area located on the Northern side of the
Tradesman Building as described in the Master Deed, is 13.89%.
The Grantor reserves the right and the Grantees by their acceptance of this Unit Deed consent to and
appoint the Grantor, its successors and assigns their attorney in fact to execute any and all
amendments to the Master Deed,its related By-Laws and rules and regulations and any and all other
actions including but not limited to the execution of documents to facilitate the following:
(a) To change the designation and use of the Tradesman Units in the Condominium to
Residential Units,and/or to change the layout,number, and description of the rooms
in the Tradesman Units for a period of up to seven years from the date of the Master
Deed. The Grantor shall have an easement to enter and cross the common elements
to develop, maintain and convert said Tradesman Units of the Condominium. This
power shall include the power to execute and record amendments which change
the percentage interest of the common elements of the Units.
(b) To tie into or extend as is necessary all utilities servicing the 27 West Farms Road
Condominium.
(C) By acceptance of this Unit Deed, the Grantees, for themselves, and their heirs,
successors and assigns,hereby expressly acknowledge and agree that the Grantor as
Declarant of said Master Deed,has reserved and shall have the rights, as set forth in
Articles 9 of said Master Deed, to amend said Master Deed, and to that end the
Grantees hereby constitute and appoint the Grantor the true and lawful attorney of the
Grantees in their name and stead and on behalf of the Grantees to execute,
acknowledge, deliver and record any such amendments of said Master Deed and/or
other instrument deemed by the Grantor to be necessary or appropriate to effectuate
the provisions of Section 9 of the Master Deed of said Condominium.

with the recording of said amendment, a plan conforming to the requirements of
Massachusetts General Laws,Chapter 183A shall be recorded showing the unit so
changed. The Declarant shall also cause to be recorded an amended Exhibit B
describing the unit as changed, including its designation, location, approximate area,
number of rooms and setting forth the new percentage ownership interest for all units
in the common areas and facilities of the Condominium based upon the unit(s) so
changed. Each unit owner understands and agrees that a change in the use or
designation of a Tradesman Unit to a Residential Unit may reduce the percentage
ownership interest ofhis unit in the common areas and facilities together with his unit's
concomitant interest in the Association.and liability for sharing in the common
expenses of the Condominium, since the value of his unit will represent a smaller
proportion of the revised aggregate fair value of all units in the Condominium. In order
to compute each unit's said percentage ownership interest in the event of a change in
the use or designation of a Tradesman Unit, the fair value of the unit measured as if
