We hereby propose to perform remodeling and/or repair work upon the above-mentioned
premises per the following description, scope, allowances, exclusions and general conditions.
1.) DECK ADD-ON: At the back of the house at the location of the existing deck; proposed
work will be for structural support to hot tub location, installation of privacy screen to the hot tub
location and the construction of a new deck attached to the existing deck. At the existing deck: add
structural support at the location of hot tub installation (150 lbs. per sq. foot), install electric supply
for hot tub (By Sub.) and demo existing rail at the stair side of the deck to accommodate the
proposed deck. New deck will be located from the existing deck out approximately 12' and from the
house wall at that area out approximately 12'. Deck structure will be set on concrete pads (below
frost line)with 4"x4" PTP posts, framing for the deck will be similar to the existing, deck will
match the existing (2"x4" PTP) and be toothed into the existing deck at the junction of the two
decks. Install a handrail that matches the rail on the original deck from the stairs to the outside edge
of the new deck. At the outside edge of the deck a second stairway that mimics the original will be
installed with handrails that mimic the original. A rail will return from the stairs to the house. At
the location of the hot tub on the original deck: remove the hand railing (top only) and the balusters
from points determined where privacy wall would be installed. Privacy wall will be created with
same design style as the existing handrail system. Add height to four(4) existing 4"x4" posts to
privacy screen height, install cross bracing with full length balusters from original layout to new
height, install filler boards to spaces between balusters, (additional detail with lattice). Build a
similar freestanding panel as described above and attach to outside corner post with adequate
hinging and weight bearing caster which will fold away as additional privacy screen. Power wash
existing deck. Apply deck stain to entire deck area.
