NATURE OF PROPOSED WORK:
Construction of a 32 x26'detached accessory apartment with 10 x14'deck.
HARDSHIP:
CONDITION OF APPROVAL:
1. Water and sewer lines for the new structure must be extended from the single family house.
FINDINGS:
2. No work within the drainage easement can be done without approval by Department of Public
Works.
The Zoning Board of Appeals approved the Special Permit with requested waivers for a detached accessory apartment based upon the
following plans submitted with the application:
1. Site Plan Diagram and Front Elevation,Freestanding Accessory Unit Sheets 1,3,5,10,dated 12122104,prepared by Wright Builders.
The Zoning Board found that:
1. The requested use protects adjoining premises against seriously detrimental uses. The use is allowed and is consistent with the goals
and objectives of the city to allow modest infill as part of single family residences.
2. The requested use will not alter vehicular and pedestrian movement within the site and on adjacent streets,nor create traffic impacts
on the streets and roads in the area. Four parking spaces will be accommodated on site and no changes to the existing driveway will be
made. A walkway will be created from the existing driveway that will lead to the accessory unit.
The project,including any concurrent road improvements,will not decrease the level of service(LOS)of all area roads or intersections
effected by the project below the existing conditions when the project is proposed._
3. The requested use will promote a harmonious relationship of structures and open spaces to the natural landscape,existing buildings
and other community assets in the area. The detached accessory unit will sit approximately 20'from the main unit to allow views from
abutting properties through this lot to be maintained.
4. The requested use will not overload the City's resources including the effect on the City's water supply and distribution system,
sanitary and storm sewage collection and treatment systems,fire protection,streets and schools. No changes are necessary to the
function of the property.
5. The Board determined that the requested use meets special regulations set forth in the Zoning Ordinance section 10.10 for detached
accessory apartments.
6. Compliance with the following technical performance standards will not change:
A. There will remain one curb cut to access the lot
