I have inspected the property and have found all work completed and satisfactory. There are some minor items (listed below)that need to be addressed by the contractor. The cost is minimal and can be covered by the existing retainage. Therefore, I recommend paying the Contractor for requisition 42. If the homeowner does not wish to have these items completed,the retainage (requisition #3) should be released to the Contractor due to the minimal cost to complete the items. 1. Front living room exterior sill is slanted toward dwelling. This will cause water damage over time. A beveled piece of pine should be added to the sill to direct water cow away from the house. The wood should be cut the appropriate length and width, sealed with silicon and attached with galvanized finish nails. Nails should be set and holes filled. (1/2 hr labor) 2. Front interior living room window stool appears "bowed". Remove, determine cause -- 8 and re-install. Stool may only need to be cut square and re-installed. (1/2 hour labor) 3. Interior front door trim on right side should be removed and replaced with one new piece. (1/4 hr labor) G� 4. Re-caulk following on exterior: - left front living room window -rear bedroom window-west side of home. The scope of work is as follows: Repacement wiondows Replace entry/exit doors Reroof and install gutters Bathroom floor and plumbing Termite inspect The roof was completed in December; payment was made to the contractor; BRS Construction of Springfield. The contractor then completed the window and door installation; the homeowner claims the work was not completed to acceptable standards. This is the question we need to answer tomorrow; was the window and door installation completed to acceptable work standards typical for this kind of renovation. After talking with the Valley CDC its is my sense that the homeowner and contractor from the start had a personality conflict. The client may also have had unreasonable expectations and the CDC staff have described her as"difficult"to work with. Thanks for your help. I will meet Stan at the property tomorrow at 930am.
