Adqendum to Zoning Permit Application
for 58 Market Street, Northampton, MA 01060
During October 2013 the City kindly granted a request for the property above for:
1. extended dormer along right (north) face of the Srd floor,
2. 2nd floor front (east) balcony,
3. overhanging spiral staircase at the rear (west) to meet vertical circulation code requirements,
4. a horizontal extension towards the rear (west) of the rear (west) staircase to that it can meet
grade in a manner that complies with vertical circulation requirements.
In part due to lack of stakeholder resistance, the granted request became official shortly thereafter
and a building permit was applied for and issued as well.
Following demolition and structural modifications to the property, the possibility to further enhance the
quality of the 3rd floor spaces -without increasing the structure's footprint -became apparent.
Specifically, Applicant would like to be allowed to add:
5. an extended dormer along the left (south) face of the 3rd floor, to match the previously
approved right (north) face extended dormer:
6. 3rd floor front (east) balcony: an uncovered balcony above the covered 2nd floor balcony. This
would effectively add no volume to the structure's overall envelope as a roof to the 2nd floor
balcony has already been approved.
As demonstrated in the original Zoning Finding Application, both extended dormers and multi-story
front balconies are prevalent throughout the neighborhood. Additionally, stakeholders seemed to have
voiced no interest regarding the original application and no resistance was met.
I am hopeful you consider this Zoning Permit Application positively.
A personal note: I am new to town as my wife and I chose to make Northampton our home and
moved here from Vermont only 18 months ago. When I first began this property rehabilitation process
I was warned of the "restrictive" regulatory environment in Northampton,and advised to "not push if'
in terms of what I requested in the original application. Needless to say that interactions with City Staff
and appointed officials have proven the opposite, as I encountered nothing but willingness to aid and
provide consult. Had I known then what I know now I would have included these two items in the
original application. I am sorry to come before you only now with this request, burdening you with
needing to review the same case twice. One detail of note that is new to the project is the fact that I
am now pursuing participation in National Grid's Deep Energy Retrofit program for the structure.

• The adjacent structure to the left (south) 56 Market St -is a 1 floor brick structure located less than 5 feet away from the structure in
question. It has no windows from which one would be able to observe the extended dormer. 56 Market St has no side or rear yard, and it's
legally required secondary egress (and associated staircase) is made possible thanks to a temporary and revocable license through the
back yard of 58 Market St that I granted Tom Dawson, the primary operator of that property. Tom Dawson was also the primary agent on
behalf of the sellers of 58 Market St when I purchased the property.
