The remedies proposed above were developed during a site visit to the hotel by a group which included a representative of the local independent living center in our area,the Stavros Center; they have indicated their support for the remedies above. Since becoming owner&operator of the Hotel Northampton in 1992,which we purchased while the property was in bankruptcy proceedings,we have worked to establish the hotel on a sound financial footing while upgrading &making improvements to both customer service and the physical plant. The hotel has made a commitment to upgrade this facility to provide better accessibility to all our guests; this is the first phase. Therefore,we ask that the Board grant us a variance based on the technical unfeasibility of complying with the requirements of 521 CMR Sections 8, 20 & 24, as they regard distribution of rooms in the facility&the existing ramp, in this space. Built in 1927, The Hotel Northampton was designed for another era, having small rooms by today's standards with shared bathroom facilities. Approximately twenty years ago a renovation was begun which down sized the total number of rooms in the hotel to the present seventy-seven (77)rooms, each with its own bathroom. It is technically unfeasable due to space restrictions to provide accessible guest rooms in the main hotel building without requiring the demolition of existing rooms, and producing a net loss of available rooms without benefit to persons with disability. Therefore,we are proposing to locate four(4)new accessible rooms (one of which will have a barrier-free shower) in the recently vacated office space in the annex building which is already connected to the main hotel building by an interior ramp & stair tower. The hotel annex is also the only portion of the hotel that is fully protected by fire sprinkler protection. These four new rooms coupled with an existing suite which is located elsewhere, and which we are modifying to be fully accessible,will provide us with a total of five (5) fully accessible rooms offering the full range of options & amenities available to all guests in the hotel. Sec. 8.4.1 Distribution: The hotel can provide for all options as noted in this section except physical distribution, however, three (3) of the new accessible annex rooms will front onto Coolidge Park which is adjacent to the Hampshire County Court House & looks to Main St., Northampton—a very desirable amenity(see photo).
