Construction Control services for this project. The preliminary design concept will be as
forwarded to you in our Code Review of November 22,2004.
It is my understanding that your receipt of this letter will be sufficient for the contractor,
Pioneer Construction,to start demolition and investigative site work. This will allow us
the opportunity to determine existing conditions and design accordingly in order to
comply with the Architectural Access Board 521 CMR and the State Building Code 780
CMR.

Sir,
Per request of,Pioneer Construction, I have reviewed the issues involved in providing
wheel chair access to the Ballroom on the first floor and it's subsequent impact on the
elimination of a set of stairs from the adjoining ballroom conservatory,which leads
to the Hampshire Room below,
A,set of stairs at the grand entrance(three risers)prevents barrier free access to the
Ballroom. Providing access at this entrance would require two plat forms and a ramp
encompassing an area of approximately 170 square feet_ Thin location is unpractical
due to the loss of valuable floor arda and would be a detriment to the appearance of a
grand entrance.
An alternate accessible route is proposed that would run from the Hotel lobby into the
allrocatt. Tvo rAm s would be
created,one at the entry foyer and one at the Ballroom conservatory.(See attached
floor plan Sketch SK-1). The aforementioned stairs to the Hampshire Room are in
this canservatory. It is proposed that the stairs be removed and floored over ixt order
to provide circulation and additional staff area that service Ballroom functions.
Elimination of this stair does not affect the building_codo requirements for egress
from the Hampshire Room. TWa stair descends to a foyer entry,which also has
egress access to the exterior King Street sidewalk. This egress to the street would be
maintained through an adjacent door from the Hampshire Room,(See attached
Sketoh SK-2).
The Hampshire Room presently has three exits, It has a posted occupancy load of
sixty(60). Lliminating one exit would still maintain two existing exits,which is the
minini=for this occupancy load(780 CMR Table 1010.2). These two exits provide
egress access in opposite direetions and are separated by a distance,gteater than one
half of the diagonal length of the room(780 CMR 1006.4),
Existing occupant egress widths at these exits exceed the minimum required by the
Building Code (780 CMR 1009.2):
