PROJECT OUTLINE
REVISED 8/21/01
--Garage will be 17' wide and 24' deep.
--It will be set back about 8' from the front of the house.
--Excavator to raise grade at front of garage so entire paved area drains into existing
drywell near left front corner of garage.
--The front will have a 3' swing door next to the house and a 10' wide garage door next
to it. Swing door will be a half light cross buck style. Garage door will be panel door
with a sunburst light above. The face trim of the garage door will have two 45 degree
angles at the top quarter of the opening.
--Roof pitch and roofing will match the house. Pitch is 5/12.
--Front and rear walls will be about 8'6" above grade at front of garage.
--Rear wall will have one half light cross buck type swing door to a future patio. It will it
be located at the far right side of the rear wall in line with the stairs. Rear wall will have
a 3'w x 4' high Anderson white vinyl clad double hung window in the middle.
--The excavator will prep for the patio. How large will the patio be?
--The doors will have a double bore with one passage set and one deadbolt on each.
The deadbolts will be keyed to the existing kitchen door.
--Side wall will have one 3'w x 4' high Anderson white vinyl clad double hung window in
the middle of the wall.
--We will pave a small area at the right rear corner of the garage for their hose reels.
We will also pour a concrete slab in the entire garage which will pitch down 2" from the
rear to the front.
--Siding of house will be removed to allow construction of garage. We will not put it
back on.
--We will drywall the gable end wall of the house where the garage attaches.
--We will build a pressure treated wooden stairs to get to the kitchen door. This stair
will have a 4' long 3' wide landing and steps to the ground in both directions. By code
this stair does not require a railing.
--The kitchen door will have to be a fire door, but the owner will solve this problem.
Contractor will supply owner with relevant section of building code concerning this door.
--Trusses will match house and there will not be a fold down stairs. The trusses will
have a raised bottom chord to accommodate the door to the house.
--We will provide 2 circuits to the garage, with an outlet for the overhead door and two
plugs. There will be switched fixtures by both of the swing doors and switches inside
the doors to control a separate ceiling lampholder. We will wire a switch in the kitchen
into this circuit as well. We may have to relocate the service entrance to the house.

--Price will include aluminum wraps for roof trim and at garage door.
--The structure will be left wrapped in Tyvek and ready for siding by others.
