CONDITION OF APPROVAL:
FINDINGS:
The Planning Board approved the major site plan based upon the following plans submitted with the application and information
materials:
1. Smith College Health Services Building, By The Berkshire Design Group, LLC, Sheets L-1A L1B Dated 9-26-13.
2. Smith College Health Services Building, By The Berkshire Design Group, LLC, Sheets L3, L4, L5, dated 10-10-13.
3. Smith College Health Services Building By the Berkshire Design Group, LLC, Sheets L6 and L7 dated 9-26-13.
4. Smith College Health Services Building Site Lighting By Apex Lighting Solutions Sheet SL-1B dated 10-3-13.
5. Smith College Health Services Building Architectural Elevations by Spagnoli Gisness, dated 9-20-13 Sheet A3.
6. Stormwater Drainage Report for Smith College Wellness Center, by The Berkshire Design Group dated Sept, 26, 2013.
The board approved the site plans upon determining compliance with the standards in 350-11.6 as follows:
A. The requested use protects adjoining premises against seriously detrimental uses. The site is adjacent to the Performing Arts Center
and other facilities of the campus and abuts properties on all sides owned by the College.
B. The requested use will promote the convenience and safety of vehicular and pedestrian movement within the site and on adjacent
streets. The use represents a relocation of a facility already in use on campus and will not create any new traffic generation to the
campus..
C. The site will function harmoniously in relation to other structures and open spaces to the natural landscape, existing buildings and
other community assets in the area as it relates to landscaping, drainage, sight lines, building orientation, massing, egress, and setbacks.
D. The requested use will not overload, and will mitigate adverse impacts on, the City's resources, including the effect on the City's water
supply and distribution system, sanitary and storm sewage collection and treatment systems, fire protection, streets and schools. The
construction materials and methods for water lines, sanitary sewers, storm sewers, fire protection, sidewalks, private roads, and other
infrastructure shall be those set forth in the Northampton Subdivision Regulations. A stormwater permit has been issued on the site.
E. The requested use meets any special regulations set forth in this chapter.
F. Compliance with the following technical performance standards:
(1) Curb cuts onto streets have been minimized through use of existing curb cuts through an existing parking lot.
(2) Pedestrian, bicycle and vehicular traffic movement on site must be separated, to the extent possible, and sidewalks must be provided
