A question has come up regarding the "Lot Depth" requirement, which states that the minimum depth for that zoning district(80 ft.)must be maintained at any point where the building shall be built. This works very well if the"front" is considered on Prospect Street(see Plan#1). However, if the front is considered on Adare Place,there is essentially no place within the other setback requirements, where the 80 ft. measurement fits, making the site technically unbuildable (see Plan#2). Obviously, we would not buy the property under those conditions,nor should anyone who wishes to construct a home. We are requesting that the ZBA make a formal determination that the front shall be considered on Prospect Street,to allow us to proceed with our hope of building on this wonderful site. Our plan is to have a front door on Prospect Street, as well as a side door on Adare Place. The driveway access would be placed at the farthest point up Adare Place,to assure the most safety when pulling in and exiting the property by car. Locating the driveway at this safest location is also helped by the front being on Prospect Street because the larger setback is thus available at the rear yard, where the driveway just fits. We have included a sample floor plan to show how it might be laid out(see Plan#3). This is not the actual floor plan,but similar to something we like very much, and helps show our overall intention.
