The applicant shall be responsible for curb maintenance in this drop off zone. 2). Additional signage shall be installed in the drop off zone indicating that it is a drop off zone only and parking is prohibited. 3). New pedestrian crossing signs shall be paid for by the applicant that meet DPW standards and MUTCD standards. 4). Prior to work within the right-of-way, final construction drawings shall be submitted to DPW for final sign-off. FINDINGS: The Planning Board approved the project for construction of a modular school structure and new drop off zone in the city right-of-way based on the following plans submitted with the application: 1). Montessori School of Northampton, Site Plans Sheet L1 - L4 by The Berkshire Design Group, dated 5/7/13, revised 5/23/13. In approving the project, the Board found that all the criteria in section 11.6 for Site Plan Approval had been met in accordance with: A. The requested use protects adjoining premises against seriously detrimental uses. The use is allowed and is consistent with surrounding uses. B. The requested use will promote the convenience and safety of vehicular and pedestrian movement within the site and on adjacent streets, cycle tracks and bike paths, minimize traffic impacts on the streets and roads in the area. Access by nonmotorized means has been accommodated. C. The site will function harmoniously in relation to other structures and open spaces to the natural landscape, existing buildings and other community assets in the area as it relates to landscaping, drainage, sight lines, building orientation, massing, egress, and setbacks. D. The requested use will not overload, and will mitigate adverse impacts on, the City's resources, including the effect on the City's water supply and distribution system, sanitary and storm sewage collection and treatment systems, fire protection, streets and schools.
