At 81 Maple Street, a residential property, all stormwater sheet flows off of the site onto Maple Street and flows in a northerly direction along Maple Street to a catch basin located at the intersection of Maple Street and Main Street. At 100 Main Street, a Mobil Gas Station, stormwater sheet flows off of the site onto Maple Street and flows in a northerly direction along Maple Street to a catch basin located at the intersection of Maple Street and Main Street. In addition, stormwater sheet flows off of the site onto Main Street and flows easterly to a catch basin located a few hundred feet to the east of the site. However, the runoff from the Gas Canopy is piped into an onsite drywell where it is infiltrated back into the ground. When combined, the two existing properties contain 22,119 square feet of impervious area. Of the total impervious area described above, 2,388 square feet are infiltrated back into the ground via the onsite drywell while the remaining 19,731 square feet are directed toward the municipal drainage system. The proposed site, the combination of the two above referenced sites, will reduce the amount of impervious area by 2,363 square feet, for an overall impervious area of only 19,756 square feet. Of this impervious area, 2,208 square feet will be infiltrated back into the ground, thus reducing the amount of runoff that enters the municipal drainage system to only 17,548 square feet. That is a reduction of 2,183 square feet. The runoff will sheet flow off of the site on to Maple Street and flow northerly to a catch basin located at the intersection of Maple Street and Main Street and runoff will sheet flow on to Main Street and flow easterly to a catch basin located a few hundred feet to the east of the site. With this being said, the proposed development will not change the existing runoff pattern, and it will in fact reduce the amount of runoff leaving the site. Based on the above data, we do not anticipate the need for a full drainage study and / or report for the development of this site, nor do we anticipate that there will be a negative impact to the existing municipal drainage system. 1H OF DAW8. cr*% a NO.
