This is a letter to back up the drawings A-0 thru A-30 revision date 03-23-12 submitted with this letter
both attached and as a pdf in email.
The Code Review Summary is from IBC chapter 34 existing buildings and or IEBC with following
under OPTION 2: Work for alteration, repair, shall be done in accordance with the Work Area
Compliance Method given in Chapters 4 through 12.
405.1 Scope. Level 3 alterations as follows;
The structural problems have been repaired from both fire and age,. They were;
1. East West ridge settled 7” on the South El end, 2. Low 24” ballooned wall in attic is bowed
outward ~7” , 3. Rafters ends and valley ridge is separated.
We will be correcting other structural issues from new work as discovered in demolition still to happen.
707.5 Existing structural elements resisting lateral loads. Will be under 10% demand capacity due
to the fact we have removed a large amount of roof weight in 1 very heavy metal, 1 slate & 2-3 asphalt
roofs. Then up to 7 “ of solid tar asphalt and stone on the flat roof.
807.4 Structural alterations. Exceptions: 1. Buildings of Group R occupancy with no more than five
dwelling or sleeping units.
Construction Type V- B with an automatic sprinkler system
Two means of egress have been added to all main floor and public access areas of the building.
Uses;
M-Mercantile; 5 Units are independently accessible with no internal connectivity using a wheelchair
lift under 521CMR 28.12.1 e.; distance is less than full story from sidewalk entry, ramp is unfeasible
1 Story Above Grade Plan; First Floor 8,338 Sq. Ft., Basement 7,062 Sq. Ft.,
Allowable Per Story 9,000 Sq. Ft.
R-2 Residential
5 Apartments; 3 Stories Above Grade Plan with automatic sprinkler
Second Floor 2,838 Sq. Ft., Third Floor 2,339 Sq. Ft., Attic storage use plan; 1259 Sq.Ft.
Allowable Per Story 7,000 Sq. Ft.
Height From Grade Plane: 40 Ft., Allowable Height: 40 Ft With Automatic Sprinkler: 60 Ft
Occupancy Groups M And R Have 1 Hour Separation
