FINDINGS:
The Planning Board voted to approve the special permit for the construction of a new unit that will converts the single family home to a
two family based on the plans submitted as follows:
1).52 Olive St Roof and site plan proposed conversion of existing single family dwelling to create new two -family dwelling showing
footprint, floor plans, site and elevations.
The Board approved the permit upon making the following findings:
(1) The requested use protects adjoining premises against seriously detrimental uses. The use is allowed in the district and the special
permit for less than 75% of a shared party wall shows less impact than a solid mass that would otherwise be connected to the existing
house.
(2) The requested use will promote the convenience and safety of vehicular and pedestrian movement within the site and on adjacent
streets, minimize traffic impacts on the streets and roads in the area. The use will maintain a single curb cut and driveway to serve the
two family. As required in the zoning traffic mitigation will be met: URB Zoning Districts= $1,000 per peak trip with 1 peak trip per
dwelling assumed.
(3) The requested use will promote a harmonious relationship of structures and open spaces to the natural landscape, existing buildings
and other community assets in the area.
(4) The requested use will not overload, the City’s resources including the effect on the City’s water supply and distribution system,
sanitary and storm sewage collection and treatment systems, fire protection, streets and schools; and
(5) The requested use bears a positive relationship to the public convenience or welfare. The use will not unduly impair the integrity of
character of the district or adjoining zones, nor be detrimental to the health, morals, or general welfare. The use shall be in harmony with
the general purpose and intent of the ordinance; and
(7) If applicable, the requested use will promote City planning objectives to the extent possible and will not adversely effect those
objectives, as defined in City master or study plans adopted under MGL c. 41, § 81C and 81D. The expansion is designed to be,
consistent with the plan for King Street.
