CONDITION OF APPROVAL:
1)1. The 8’ wide bike/ped walk from Ford Crossing to Moser Street shall be constructed prior to the
issuance of the 5th building permit for the site. Or escrow in the amount of the cost for construction
be posted in form suitable to Office of Planning and Development.
2. Prior to completion of the 6 house lots a Conservation Restriction shall be recorded for Beech Tree
Park as defined by MGL 184-31( and further specified in the submission by MassDevelopment with
this project.)
3. Prior to issuance of a building permit for any lot, a public access sign should be posted at the
sidewalk entrance south of the site at the Olander Sidewalk and at Ford Crossing to indicate entrance
to the proposed park.
4. All sidewalk and trail links abutting this property shall have a public access easement recorded and
held by the city on terms acceptable by the city. The easement shall be recorded prior to issuance of
the 5th building permit.
5. Sidewalks and bike/ped connections shall be of cement concrete.
FINDINGS:
The Planning Board approved the site plan for the six new single family homes based on the following plans and items submitted.
Completion of conditions 1 and 2 herein shall constitute compliance with any site plan requirements for the Beech Tree Park as specified
under the Planned Village Special Permit condition #27 amended in 2009 (for construction/build-out of lots).

6. Draft Declaration of Open Space/Conservation Area restrictions.
In approving the site plan, the Board determined that all the criteria in section 11 and criteria for the special permit originally adopted for
the Planned Village, including design guidelines had been met.
1. The requested use protects adjoining premises against seriously detrimental uses. The new lots are part of the build-out of the state
hospital and are consistent with those plans.
2. The requested use will not have an effect on convenience and safety of vehicular and pedestrian movement within the site and on
adjacent streets, roads in the area. As part of the overall redevelopment of the state hospital, traffic mitigation will be made as previously
required in the special permit for the village.
3. The requested use will have no effect on the relationship of structures and open spaces to the natural landscape, existing buildings
and other community assets in the area.
4. The requested use will not have an impact on city resources.
5. The requested use meets any special regulations set forth in the Zoning Ordinance in section 350-11
