Two car attached garage 10' from the side lot line, but 30' from the front lot line instead of 60'.
HARDSHIP:
CONDITION OF APPROVAL:
1)The curb cut shall be no greater than 15' wide at the street.
2). Roof runoff from the garage shall not be channelized nor directed to flow off site.
FINDINGS:
The Zoning Board granted the Special Permit for a reduction in front yard setback for the attached garage based on the information
submitted in the application and the Board found that:
A. The requested use protects adjoining premises against seriously detrimental uses. The Board determined that the attached garage
would be no more visually intrusive to the neighborhood than a detached garage with the same setback.
B. The requested use will have no effect on the convenience and safety of vehicular and pedestrian movement within the site and on
adjacent streets. The use will remain as a single family use.
C. The requested use will promote a harmonious relationship of structures and open spaces to the natural landscape, existing buildings
and other community assets in the area.
D. The requested use will not have an effect on city resources as the two family uses will remain the same.
E. The requested use meets special regulations set forth in the Zoning Ordinance under section 10.12 as specified in the application. The
attached garage will be stepped back from the front façade of the house, to create a visual relief of the structure and meets the criteria in
the table of dimensions for special permit.
F. The requested use bears a positive relationship to the public convenience or welfare. The use will not unduly impair the integrity of
character of the district or adjoining
zones, nor be detrimental to the health, morals, or general welfare. The use will be in harmony with the general purpose and intent of the
Ordinance.
