Mr. Buzzel:
On December 2, 2011 I visited 29 -31 James Street in Northampton to assess an
existing duplex undergoing renovation. At the time of my visit the plaster walls were gutted and
so the wood framing was exposed. I have also reviewed the architectural plans by Wright
Builders entitled "29 -31 James Street/Renovations ", dated 10/24/11.
I make the following recommendations:
1) Sister new 2x6 ceiling joists to the existing ceiling joists to span across the new
relocated second floor hallway walls. The new joists will need to be approximately
two feet longer than the existing joists.
2) Sister new 2x8 joists to the existing rough cut second floor joists below the new
relocated second floor hallway walls.
3) Sister new 2x8 joists to the existing fist floor joists between the beam line for the
entire length of the house. (Additional joists are not necessary between the beam
lines and the foundation.)
4) Provide 2X4 bearing walls beneath the existing beams in the basement. Walls to
be sheathed on one side. Place a two foot wide strip of 6X6 wire mesh in the new
slab floor below the wall. (A new strip footing is not necessary.)
It is my opinion, based upon my training and experience as a professional engineer, as
well as my site visit and plan review, that these changes will ensure the renovated building
meets the structural requirements of the Massachusetts State Building Code for One and Two
Family Dwellings, Eight Edition.

4 Costs: Costs for the project are as shown on the attached estimate summary and Wright
Builders, Inc. makes substantial efforts to secure and hold pricing on all aspects of the
work. Volatile items such as, but not limited to, wire, copper piping, plastic products, oil
based products and lumber are beyond the control of Wright Builders, Inc. and the
customer agrees to pay for incremental cost changes that exceed those unit costs
contained within the quoted package, by change order, should such conditions arise.
Optional Work: Options for material or costs savings, if applicable, are included in a
separate Options Summary page. They may be selected at time of original contract, and
will then be incorporated as a Change Order.
Site Work conditions: All costs presented for site work items are estimates assuming
conditions are as they appear on documents provided and ascertained during site
inspection. Any site conditions that occur that require alteration of site plans, site
engineering, septic engineering, cope of construction work or related work will result in
cost changes to the owner.
Unforeseen Conditions: Reasonable care is taken by us to inspect field conditions and
existing building conditions to determine the scope of the work. The repair of concealed
damage, concealed code non - compliant conditions, and other similar concealed
circumstances are not part of the scope of the project and subject to additional costs.
Site Services: Temporary power usage and all electricity used on site, temporary heat
fuel, fuel for heating system once installed, water and sewer consumption charges, and
snow removal are the owner's responsibilities; the costs for these items will be paid
directly by the owner or added to the contract through change order.
Waste Disposal: Waste disposal costs and methods are in the process of changing.
Independent owner haulers recycle approximately 85% of the waste stream by weight.

Thank you for your confidence in Wright Builders and for the opportunity to work
together and be of assistance.
The Scope of the Project: The scope of the work is as outlined below.
Full gut and renovation of property, both sides. Roof remains unchanged. Upstairs front
porch is removed and replaced with porch roofing, and windows. Rear porch is removed,
and replaced with two entry porticos and patched in siding. Replace and rebuild front
porch steps in masonry, new railings, new half columns and iron entry step railings
Strip entire interior of plaster and lath, and all mechanicals. Reinforce structure where
needed, and alter kitchens, baths, and upstairs hall, along with entry way. Structural
engineering under allowance. Fire separate units from roof deck to basement floor, 5/8"
sheetrock both sides.
New electric services, gas services, existing water and sewer services with sub-meters.
All new, separate mechanical services. New electric, plumbing, gas hot water baseboard
heat via 94% efficient boilers, 2 zones per side. All new insulation. New 3-1/2" concrete
cellar floor atop insulation over existing floor, approximately leveled.
All new replacement vinyl windows with 6/1 between-glass grills. New vinyl sliding
basement windows. All new interior finishes: tile flooring, trim, cabinetry, stone counter
tops, and plumbing. Scavenge wood flooring, sand and re-finish, including stairways.

11. - Home Owner Exemption
The current exemption for "homeowners" was extended to include Owner- occupied Dwellings of one (1) or two(2) families
and to allow such homeowner to engage an individual for hire who does not possess a license, provided that the owner acts
as supervisor. CMR 780, Sixth Edition Section 108.3.5.1.
