The applicant shall install vertical granite curb to match the existing across the closed cut. 3). New concrete sidewalk shall be installed in accordance with the DPW standards. 4). FINDINGS: The Planning Board voted to approve the special permit for an addition that was less than 30' tall and further than 5' from the front lot line based upon the plans submitted with the application. The Board approved the permit upon making the following findings: (1) The requested use protects adjoining premises against seriously detrimental uses. This is a minor addition that blends an existing one-story building to a 2 story building near the edge of the CB district. (2) The requested use will promote the convenience and safety of vehicular and pedestrian movement within the site and on adjacent streets, minimize traffic impacts on the streets and roads in the area. There will be no additional impact. The site is mostly accessible by foot with on-street parking in various locations. (3) The requested use will promote a harmonious relationship of structures and open spaces to the natural landscape, existing buildings and other community assets in the area. The reinvestment of both structures by adding space between will enhance both structures as well as the streetscape of Center Street. (4) The requested use will not overload, the City’s resources including the effect on the City’s water supply and distribution system, sanitary and storm sewage collection and treatment systems, fire protection, streets and schools; and (5) This is a minor addition that allows expansion of a restaurant space adding vibrancy to this end of the district. (6) The requested use bears a positive relationship to the public convenience or welfare. The use will not unduly impair the integrity of character of the district or adjoining zones, nor be detrimental to the health, morals, or general welfare.
