As of August 4 2011 the 8 Addition MA code is the 2009 IRC with MA amendments.
In the following are some generic requirements which seem to be problematic.
This is not a substitute for purchasing and reading the MA codes.
1. Structures shall conform to 780 CMR 8 addition 1 and 2 family building codes with MA amendments.
2. Grading plan for structures being constructed required. See 780 CMR R401.3 for drainage requirements.
3. Where ceiling joist are not directly connected to the rafters, rafter ties are required and must be in the bottom
1/3` . See 780 CMR R802.3.1. Minimum 2x416" OC nailed per 780 CMR Table R802.5.1(9) 4" slope 8 -16nd
common at each connection.
4. Steel straps over the ridge or 1x4 minimum collar ties are required 4' OC in the upper 1/3` CMR R802.3.1
5. Ridge boards must be the full depth of the cut 780 CMR R802.3.
6. A complete window and header schedule is required. See 780 CMR Table R502.5 for header sizing and number
of jack studs required.
7. All framing materials which are not code prescriptive must have stamped engineering.

Hi Mr. Miller,
In answer to your inquire and based on the 2009 IRC 602.10.5 section and the APA wall bracing
guidelines , please find below a description of my wall bracing calculations for the front of both of
these garage buildings.
A) Attached Garage 29'x29' .
There are 2 wall brace lines proposed. #1 across the back of the building, and #2 to the front of the
building where the Two 10'w x 7' h overhead doors are planned. Wall bracing lines separation of 28'-
6" to be below the 35' allowed for this type of building height considering winds below 110 m /h, per
IRC 602.10.1
Regarding specifically to the # 2 front line, there are 3 wall bracing panel segments proposed , one
at each end, and one at the center of the wall bracing line. Each segment to be min of 32" wide.
Following the Continuous Wood Structural Sheating Panels Method per IRC 602. 10. 5
(See attached pdf detail) . We provide each segment with a min of 32" widht by the 8' -6" of total
ceiling height , which next to a 7 ' high door openings mantains their bracing capabilities (below the
85% max height), also allowing to keep continuos 12" header across the entire wall bracing line .
These 3 segments added constitute a wall bracing total of 8', which represents 27% of the 29' total of
our wall bracing line. This percentaje is above the 20% min required for wall bracing built under
these conditions. Table IRC602.10.1
Therefore: 3 x 32" = 96" = 8' (total wall bracing) x 100/29'= 27% > 20% min required.
B) Unattached Garage 32'x32' .
As the previous building, There are also 2 wall bracing lines, in this case set apart 31' -6 ", still below
the 35' max distance allowed between wall bracing lines under similar building conditions. (This
building is rotated 90 degrees in relation to the other).
The front wall bracing line in this case has 4 wall bracing panel segments ( continuos wood
structural sheating method also ) not less than 36 "wide x 8' -6" total ceiling height . One at each end
and another two in between the overhead doors. In this particular case, we are proposing to add a
single 36'x 80" door at the center of the wall line additional to the two 8'x 7' overhead garage doors
at each side. These door openings also are below the 85" max heihht allowed, contributing to
maintain the wall bracing capability of each segment and provide the 12" continous header.
These 4 segments added account for 13' , which represents 40% of the total 32' wall bracing line,
which is above the 20% min under these circunstances per IRC 602.10.5 permited mostly .
Therefore: ( 2x 36) +(2x42)= 13' (total wall bracing) x100/32 = 40% > 20% min required.
Hoping this description assist to clarify the issue, I'm attaching a revised drawing A.6 adding a floor
section plan of the unattached garage front part in order to illustrate our intention. (See F /A6)

The building department for the City of Northampton wants persons) who,,seek to use

regulations. The inspection process requires, that the.building department be called to
inspect work at various stages, which ince lud foundation /footings (before backrdl),
sonotube holes (before-your), a rough building-insuection (before work is
concealed), insulation inspection (if reauired) and *final building inspection. The
boil ding departm re quires the ins b efore the work is concealed, failure to
secure these inspections can- result in. Mire 'to obtain a certificate of occunancv
until. the work can be `inspected.
If the homeowner hires other trades. to perform work (electrical, plumbing & gas)-the
homeowner wiff be responsible to make sure that the trades hired secure their proper
�ermits in conjunction to the building permit issued, and that they get their required
inspections. Failure of the individual trades to secure the permits and inspections as
required can DELAY the project until such time as the proper permits and inspections are
made
