The parcel of land has frontage along West Street in Hatfield. The property contains two existing
metal buildings, a paved parking area, which are all located within Hatfield. The area of land within
Hatfield is 2.97 acres. The portion of the parcel located in Northampton 1.03 acres, consists of an
existing field, an intermittent farm drainage swale along the southerly property line and an intermittent
farm drainage swale off the property along the westerly boundary.

The proposed work within Northampton consists of grading to construct a drainage swale. The area
of grading within Northampton is 2,343 square feet. The area of grading is outside the 100 foot buffer
zone of the intermittent farm drainage swale to the west and south of the property. No proposed work,
equipment access or stock piling of soil is proposed within 100 feet of the intermittent farm drainage
swales within the Northampton portion of the project. A silt fence shall be installed approximately 105'
from the intermittent farm drainage swales within the Northampton portion of the parcel to mark limit of
work area.

The addition of a 32,528 square foot manufacturing and warehouse building in accordance with
Section 5.13 set forth by the Zoning By -Laws.
After a Public Hearing on March 23, 2009, the Planning Board voted to GRANT a Special Permit with Site Plan Approval for Site
Plan dated February 20, 2009, revised March 23, 2009, for 15 West Street Realty, LLC, d/b /a Stiebel Eltron, Inc., under Section 5.13
of the Zoning Bylaws subject to the following conditions:

The decision of the Board together with a detailed record of it's proceedings stating the reasons for the decision,
shall be filed within 14 days after the hearing in the office of the Town Clerk. Decision filed with Town Clerk
on March 26, 2009.
IMPORTANT: Any appeal from the decision of the Planning Board can be made only to the Court and must
be made pursuant to Section 17, Chapter 40A as amended, and must be filed within twenty (20) days after the
date of the filing of the decision with the Town Clerk.
