NATURE OF PROPOSED WORK:
Renovate two buildings and addition. Project includes changes to both 57 and 59 Center Street.
HARDSHIP:
CONDITION OF APPROVAL:
1)The window rhythm should be continuous along the façade from the victorian structure to the existing
"Circa" building (1-story anomoly). A window panel may be changed for a door on the front façade of
57 Center (1-story anomoly)
FINDINGS:
The Central Business Architecture Committee approved the application for expansion of a transitional residential building and connector
to adjacent anomaly building based on the following plans submitted with permit and presented at the hearing:
1. 59 Center Street plans EX-001 Drawn by Thomas Douglas Architects dated 5/11/11.
2. 59 Center Street 3D model A-001 dated 5/11/11
3. 59 Center Street proposed first floor plan options submitted 6/9/2011.
4. 59 Center St Existing elevations EX-200 and proposed side view elevations dated 5-25-11.
The Committee granted the permit for modifications that include an option for expanding 15 additional feet to the rear lot line provided
the zoning changes to allow that expansion. Otherwise, the approval is also granted for the changes up to the 15' rear setback.
The approval includes location of HVAC units on the rear of the 1-story addition between the two existing buildings. And the addition of
gooseneck lighting to the exterior.
In granting approval the Committee found the project to meet the standards in Chapter 156 and the contribution the addition would make
to the vibrancy of Center Street.
