This includes an assumption of $18,810 for the value of the right-of-way through the open space (per Wayne’s 11/15/10 email). The remaining $53,190 would be paid as lots are sold. The easement is shown in a generic way to most lessen the grading/slope impacts. The actual easement would follow the built path layout which may shift due to trees, boulders, field conditions, etc. The intent is that an 8.3 % path could be provided, but has not been designed in detail. (The steepest part will be approaching the wetland.) Open Space - we have been assuming that the open space will remain as private. The only fencing is surrounding the detention basin. G. I have a few initial questions that I need clarification on. First, I don’t see the specific calculation for traffic mitigation showing how much value the applicant is asking to take for the easement vs. how much would be paid in mitigation. Did I skip over that somewhere? Also, can you tell me if the 30’ easement proposed for public access meets the 8.3% ADA grade requirements in all sections? There are a few areas where slope might be an issue. Is the open space going to remain private? It is not clear where all the details are located on the plan sheets. I see a detail for a fence, but do not see a note on the plan sheets of where that fence is. Can you clarify.
